About Kempinski The Boulevard Dubai
'Kempinski The Boulevard Dubai' in 'Downtown Dubai' area project description
Kempinski The Boulevard Dubai is a 73-storey luxury hotel tower standing at 370 metres in Downtown Dubai, featuring 198 five-star rooms and suites alongside serviced residences. Previously known as Address Boulevard, it was developed by Emaar Properties, with construction starting in 2012 and completing in 2017.
The architecture employs an all-concrete structure with contemporary design elements, including neutral tones, fine furnishings, original artworks, and technological innovations that evoke modern Dubai's ambiance. An enclosed moving walkway connects the tower directly to the Dubai Metro, Dubai Mall, and surrounding developments, enhancing urban integration.
The layout spans residential apartments from 1 to 4 bedrooms (starting at 556 sq. ft.), hotel rooms, suites, and penthouses up to 6,560 sq. ft., with retail spaces at ground level. Residences offer Burj Khalifa views and full furnishings.
Amenities include three pools (infinity and standard), gymnasium, spa with hammams, salt and steam rooms, kids club, residents lounge, concierge, high-speed internet, video security, reception, meeting rooms, and dining venues such as The Living Room, The Kitchen, The Collection Room, and The Dining Room.
Its prime location at coordinates 25°12′03″N 55°16′34″E places it steps from iconic landmarks like Burj Khalifa, Dubai Mall, and Dubai Opera. Access to the beach involves a short 10-15 minute drive via Sheikh Zayed Road to Jumeirah Beach (about 8 km away) or a 20-minute taxi ride to Kite Beach; public options include the metro to World Trade Centre station followed by a bus or taxi.
Nearby projects include Burj Khalifa (world's tallest building), Address Dubai Mall (now Kempinski Central Avenue Dubai), Dubai Mall, and Dubai Opera, forming a vibrant cluster of luxury hotels, retail, and entertainment.
The project rebranded to Kempinski in 2024 under Abu Dhabi National Hotels ownership, following Emaar's 2018 sale. It ranks among Dubai's tallest structures, second in Downtown Dubai as of 2016, blending hotel luxury with residential prestige in one of the city's most dynamic districts.
