'The Opus by Omniyat' in 'Business Bay' area project description

The Opus by Omniyat is a visionary mixed-use tower in Dubai's Business Bay, designed by architect Zaha Hadid as two towers coalescing into a singular cubic form with a dramatic free-form void eroded in its center. This iconic structure spans 907,400 square feet (84,345 square meters), measures 328 feet wide (100 meters), 220 feet deep (67 meters), and stands 305 feet tall (93 meters), featuring 20-21 stories above grade and up to 7 below grade, linked by a four-storey ground-level atrium and a 38-meter-wide, three-storey sky bridge 71 meters high.

Construction began around 2009 but paused due to the 2008 financial crisis, resuming later with completion in 2017-2020 and phased commercial handovers in 2018. Developed by Omniyat, the project blends Grade A offices with open-plan and private configurations, a 93-room ME by MeliĆ” hotel, luxury apartments, fine dining, and retail spaces, redefining business and lifestyle integration.

Its layout emphasizes fluidity through curved lines, clean ceilings, and an exoskeleton framework for structural integrity, with state-of-the-art lifts, central and local air conditioning, supply-exhaust ventilation, carpet flooring, and security throughout. The design creates inspiring workspaces overlooking the void and skyline.
