# The Royal Atlantis Resort and Residences

The Royal Atlantis Resort and Residences is an ultra-luxury mixed-use development located on Palm Crescent, Palm Jumeirah, Dubai. This iconic twin-tower structure combines a world-class resort hotel with exclusive residential apartments, establishing itself as a landmark in Dubai's luxury real estate market.

## Construction Timeline

Construction commenced in September 2014, with an initial planned completion date of Q3 2019. The project was ultimately completed in January 2023, with the official grand opening announced for February 10, 2023. Residential units were completed by Q3 2022, while the hotel opened in Q4 2022.

## Developer and Architecture

The project was developed by Kerzner International (Atlantis The Palm 2 Development), with Nakheel serving as the master developer. The architectural design was created by Kohn Pedersen Fox (KPF), in collaboration with IBI Group and DEC Dynamic Design Studio. The construction was executed by a joint venture between Ssangyong and Besix.

## Physical Specifications

The development spans 406,000 square metres with a site area of 173,210 square metres. The structure rises 43 storeys high, reaching 178 metres in height. The total project value is AED 1.64 billion (USD 446.6 million), with some sources citing a broader development cost of AED 5.1 billion across over 10 hectares.

## Layout and Residences

The project comprises 230 luxury apartments distributed across the twin towers. The residential component includes 795 hotel rooms and 102 suites, with 44 suites featuring private infinity pools. By May 2022, all residences except the super penthouse had been sold, making it one of Dubai's fastest-selling luxury projects.

## Amenities and Features

The resort features seventeen celebrity-led restaurants and bars, a 22nd floor infinity pool, and the world's largest jellyfish aquarium. Additional facilities include a world-class conference centre and comprehensive hospitality services designed to accommodate guests of all accessibility needs.

## Location and Access

Situated on Palm Crescent at the northern tip of Palm Jumeirah, the development is positioned adjacent to the existing Atlantis The Palm resort. Palm Jumeirah is connected to mainland Dubai via a 5.45-kilometre monorail system, opened in 2009, providing convenient access to the development.

## Nearby Developments

The immediate vicinity includes the original Atlantis The Palm resort and the Waldorf Astoria. The trunk of Palm Jumeirah features additional luxury resorts including Jumeirah Zabeel Saray, fine dining establishments such as Nobu and Ossiano, and The Pointe, a waterfront retail and dining development. Other planned resorts in the area include Palm 360, a two-tower resort connected by a 155-metre sky pool.
